Living in Simcoe County, Ontario

by Faye Hutton

Simcoe County has become one of the more common landing spots for buyers leaving the GTA, and the draw usually isn't just price. It's a genuinely different way of living, built around lakes, four-season recreation, and a slower pace, while still keeping a workable connection back to the city for those who need it. Here's what daily life actually looks like across the county's main hubs.

Barrie: The Commuter Anchor

Barrie functions as Simcoe County's largest urban centre and its most practical option for anyone who still needs to reach the GTA regularly. The GO Transit Barrie line connects directly into Union Station, which makes a full-time move here realistic even for buyers who haven't fully left a Toronto-based job. Beyond the commute, Barrie offers a genuine waterfront on Lake Simcoe, a growing downtown core, and a broader range of housing than many buyers expect, from established freehold neighbourhoods to newer subdivisions. It tends to suit buyers who want small-city amenities without giving up a workable tie back to the core.

Innisfil: Space and Lake Simcoe Living

Innisfil has grown quickly in recent years, and it shows in the mix of newer developments alongside more rural-residential properties on larger lots. It suits buyers prioritizing space and a quieter, more spread-out feel over Barrie's denser urban core, while still sitting within a manageable drive to the Highway 400 corridor. Waterfront and near-water living plays a bigger role in Innisfil's identity than in most of the county, and that's reflected in steady demand for properties within reach of the lake.

Collingwood and Blue Mountains: Four-Season Recreation Living

Further north, Collingwood and Blue Mountains have built their identity around genuine four-season recreation, skiing and golf in their respective seasons, along with hiking, boating, and access to Georgian Bay. This area has historically drawn a strong seasonal and vacation-home market, but it's increasingly home to full-time residents as remote and hybrid work have made a longer commute back to the GTA workable for those who only need to be in the city occasionally. Housing stock here skews toward freehold homes and a growing supply of townhomes and condos built specifically around the recreation lifestyle.

What the Affordability Actually Buys You

Local data from the Barrie & District Association of REALTORS® consistently shows average pricing across Simcoe County sitting well below the GTA core, and that gap tends to buy meaningfully more land, more space, and often a newer build than a comparable budget would in Toronto or York Region. Freehold ownership dominates here far more than in the denser parts of the GTA, which suits buyers who want a yard, a garage, and fewer shared building decisions.

The Commute Reality Check

None of this works if the commute is unmanageable, so it's worth being honest about it before you commit. Barrie's GO Transit connection makes a daily Toronto commute realistic, if long. Innisfil and the areas further north generally suit buyers who commute occasionally rather than daily, or who've shifted to hybrid or remote work altogether. Mapping your actual required commute frequency against the realistic drive or train time, rather than assuming you'll adjust once you've moved, tends to prevent the most common regret I hear from GTA transplants.

Considering the Move From the GTA

For buyers still deciding how far north makes sense, it's often worth comparing this option against what a move to York Region looks like first, since some buyers land there instead once they've weighed the full trade-off.
